Building Codes and Zoning Laws have existed for centuries. Although the principles, goals and objectives have remained constant, changing lifestyles and new technology require zoning and building codes to be dynamic, adaptable, and flexible. When properly applied and enforced, they help provide a safe, attractive environment and property values are maintained as well. The Building Department strives to provide a high level of professional service to the residents and business community through ongoing training, as well as a conscientious and fair approach to each issue and each individual.

Construction and related activities requiring permits in the Village:
1. New buildings
2. Building additions
3. Conversions (change of use)
4. Structural repairs
5. Electrical, plumbing, HVAC installation
6. Demolitions (over 500 square feet)
7. Swimming pools
8. Decks
9. Signs

Construction inspections are required at the following stages:
1. Layout prior to excavation
2. Foundation before backfilling
3. Sewer and water taps
4. Rough framing, plumbing, HVAC
5. Electrical by others
6. Insulation
7. Final, for Certificate of Occupancy

The Village of East Aurora consolidated it building department with the Town of Aurora in 2004 and the main office is located at the Aurora Southside Municipal Center, 300 Gleed Avenue. The village still handles all village planning and zoning issues; however, building and sign permits are handled by the Town of Aurora.  To access online application forms for building permits and signs, go to Town of Aurora Building Department Forms.

Applications for a Development Plan, Banner Permit, Peddler and Solicitor Permit, Special Permits (i.e. restaurants and outdoor dining), Temporary Use Permits (i.e. outdoor displays, parades, walk-a-thons, etc.) and Zoning Variance are available at the Village Clerk Treasurer's Office, 571 Main Street (corner of Paine) or by accessing our forms page.  

The Village Board will still make final determinations on development plans and special permits; the Village Planning Commission will still review, upon referral, development plans; the Village Zoning Board of Appeals will still decide applications for variances. Click Here to review the Village Building and Zoning Code.
